Some parts of the market sped up while others cooled
The one fact that changes your plan: months of supply ranged from 1.1 to 3.4 across this market, all in the same three months ending July 31, 2026. That gap is the whole story. Where you are sitting tells you whether you have leverage or whether the buyer does.
Nationally, Realtor.com reported active listings up 6.3% from a year ago, the fastest pace in at least six months. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Rates crossing back above 7% slows buyers. More listings plus slower buyers is a combination that shows up differently street by street.
How tight is supply in each ZIP?
Months of supply tells you how long it would take to sell every home currently listed, at the pace homes are selling right now. Below 2 months is tight. Above 3 months gives buyers room to think. Here is where each zip code landed.
The tight end: where sellers still hold the cards
Zip code 55431 (Bloomington) had 1.1 months of supply, according to the Real Estate Data Aggregator. That is the tightest reading in this market. The median sale there was 14 days. More than half of homes, 55.6%, sold above list price. Sellers in 55431 are not waiting long.
Zip code 55420 (Bloomington) and 55437 (Bloomington and South Minneapolis) were nearly as tight, each at 1.3 months of supply per the Real Estate Data Aggregator. In 55420, the median sale was also 14 days and 57.5% of homes sold above list. In 55437, 67.2% went under contract within two weeks of listing. Both moved fast. Neither slowed from a year before.
The looser end: where buyers have more time
Zip code 55425 (Bloomington) sat at 3.4 months of supply, the highest in the market, per the Real Estate Data Aggregator. That is up 0.7 months from a year before. The median price there fell 9.6% from the same period in 2025. Pending sales dropped 21.7%. Homes took 18 days on the median, but only 17 sold in the whole period. That is a small sample, and small samples move around a lot.
Zip code 55405 (Bryn Mawr/Kenwood/Lowry Hill) was at 3.1 months, up 0.8 months from a year before, per the Real Estate Data Aggregator. Homes sold there fell 11.1% year over year. The share that sold above list dropped 19 points to 29.2%. That is a real shift. Buyers in 55405 have more room than they did twelve months ago.
Zip code 55435 (Edina's Centennial Lakes/Southdale area) held at 3.0 months, unchanged from a year before. The median there fell 21.3%, the sharpest price drop in this market. Days on market ran 43, the longest of any zip here. The sale-to-list ratio was 97%, meaning sellers accepted less than they asked. That is a different conversation than 55431.
The middle: moving, but not racing
Most zips landed between 1.5 and 2.5 months. That is still below the national reading of 4.9 months that the National Association of Realtors reported. So even the slower parts of this market are not slow by national standards.
Zip code 55416 (Cedar-Isles in Minneapolis/Eastern St. Louis Park/NE Edina/SE Golden Valley) had 2.5 months of supply per the Real Estate Data Aggregator, but the median price jumped 12.1% year over year to $460,000. More homes sold, days fell by 4. Supply is moderate but demand held up. Zip code 55436 (Western Edina) told a similar story: median price up 12.8% to $775,000, days on market 16 shorter than a year before, and the share going above list up 17.3 points.
| 55416 | 55436 | |
|---|---|---|
| Median sale price | $460,000 | $775,000 |
| Price change year over year | up 12.1% | up 12.8% |
| Months of supply | 2.5 months | 2.1 months |
| Sold above list | 36% | 33.7% |
| Median days on market | 21 days | 19 days |
The whole market, in one number
Across all the zips together, the Real Estate Data Aggregator counted 1,870 homes sold in the three months ending July 31, 2026. That is up 8.8% from the same period in 2025. New listings rose 7.6% to 2,094. Pending sales were up 6.4% to 1,838. The market as a whole sold more homes than a year ago. But that headline hides how differently each zip behaved.
What rates are doing to all of this
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%. Realtor.com noted that rates crossed back above 7% in late September for the first time since January 2025. That matters because it raises the monthly cost on every financed purchase. It does not stop sales, but it slows the pool of buyers who can qualify.
Nationally, the National Association of Realtors put months of supply at 4.9 months, the highest in over ten years. Realtor.com reported national pending sales fell 4.1% year over year in September 2026, and price cuts hit their highest September reading since 2018. This market's tightest ZIPs are not feeling that yet. The loosest ones are starting to.
- One zip at 1.1 months of supply.
- Another at 3.4. Same market, same three months ending July 31, 2026. The zip code on your deed changes the math.
- Sellers in tight zips still see offers over list.
- Buyers in the looser ones have more time and more room to negotiate.
- Rates above 7% (Freddie Mac) are a real cost, but they are not rewriting the story in every corner of this market.
